Example Calculation

See how the mortgage calculation works with a simple example.

Example:

If a property costs £300,000, you make a £30,000 deposit, choose a 25-year mortgage, and the annual interest rate is 5%:

Property Price: £300,000
Deposit: £30,000
Mortgage Amount: £270,000
Interest Rate: 5% per year
Mortgage Term: 25 years
Estimated Monthly Payment: £1,578.05
Estimated Total Interest: £203,415.01
Estimated Total Repayment: £473,415.01

This example assumes the interest rate remains unchanged for the entire mortgage term. Actual mortgage payments and costs may vary depending on your lender, mortgage type, fees and changes in interest rates.

Mortgage Calculation Formula

The calculator uses the standard mortgage repayment formula to estimate your monthly payment based on the amount borrowed, interest rate and mortgage term.

Monthly Mortgage Payment Formula

M = P × [r(1 + r)ⁿ] ÷ [(1 + r)ⁿ − 1]

M = Monthly mortgage payment
P = Mortgage principal (property price minus deposit)
r = Monthly interest rate (annual interest rate ÷ 12 ÷ 100)
n = Total number of monthly payments (mortgage term in years × 12)

Total Repayment = Monthly Payment × Number of Monthly Payments

Total Interest = Total Repayment − Mortgage Amount
